Outright gift – The simplest form of transferring real estate.
Bargain sale – part sale and part gift that allows you to sell real estate to a charity at a bargain price and realize some immediate cash from the sale.
Life estate – contribution of a personal residence to a charity while reserving occupancy rights to the residence until death.
Gift annuity – a donation of real estate to fund a gift annuity that gives you relief from capital gains tax, a current income tax deduction and guaranteed annuity payments for life.
Charitable remainder unitrust – a donation of real estate to fund a charitable gift unitrust. Similar to a gift annuity, a unitrust differs in that you receive income flow once the property is converted to income-producing investments.
